CONSULTATION
FEE PROPOSAL
The planning process begins with a free consultation, where we take a detailed brief of your proposal and guide you through the key steps involved in the planning journey. This consultation is our chance to get to know you, understand your preferences and requirements, and answer any initial questions you may have. Together, we’ll identify the approach that best suits you and your project, setting the foundation for a smooth and successful process.
After gathering all the details during the consultation, we will prepare a clear and tailored fee proposal for you. This proposal will outline the specific services your project will require, along with a realistic timescale for delivery. Our goal is to provide you with transparency and clarity from the outset, so you know exactly what to expect at each stage.
CONCEPT DESIGN
INSTRUCTION
Once you’re happy with the fee proposal and the outlined process, we will formally receive your instruction, and that’s when we can officially get the ball rolling on your new project! From there, we’ll move forward with excitement and precision, turning plans into progress.
PLANNING DRAWINGS &
PLANNING APPROVAL
At this stage, we’ll provide you with a sketch drawing of your project, giving shape to your ideas. We’ll seek your input on the design and make any necessary adjustments until you are completely happy with the proposal. We can send you PDFs of all architectural drawings for your review and feedback, or, if you prefer, we’re happy to visit your home and walk through the plans together in person.
BUILDING REGULATIONS DRAWINGS
Once we’ve completed the design process and prepared all architectural drawings, we will act as your agent to apply to your Local Planning Authority. Our team will handle the entire process on your behalf, completing application forms, managing all correspondence with the council, and attending any necessary meetings. We’ll keep you fully informed and updated at every stage, ensuring a smooth and efficient path through the planning process.
Once planning permission is secured, we move on to producing a comprehensive set of technical drawings to ensure your project complies with current building regulations. These drawings are then passed to a Structural Engineer, who provides detailed calculations for the structural elements of the build. Once we receive their input, we coordinate the structural details with our technical drawings and submit the full package to Building Control for approval, ensuring everything is in place for a smooth and compliant construction phase.
THE FINAL STAGE - CONSTRUCTION
At this stage, construction on site is ready to begin! We will work closely with your chosen contractors to ensure that all drawings, specifications, and project details are fully understood before any work commences. Our team will be available to answer any questions, clarify design intentions, and provide guidance where needed, helping to ensure a smooth and confident start to the build process. By maintaining clear communication and thorough preparation, we aim to set the foundation for a successful and efficient construction phase.
